Can I sell listings from the MLS?
Yes! The MLS is free and accessible on thousands of websites. Like anybody else, you can use these websites and show these listings because you have an active license. We provide extensive training in your member area which details how you can easily operate without joining an association.
So I can work with Realtors® and get up to 100% commission?
Yes! Licensed real estate professionals are not required to join any association and are welcome to work with other licensed professionals whether they have chosen to join an association or not.
Can I list a property for sale on the MLS?
Yes, you can still list a property on the MLS and earn commission! In your provided online back office, you will be provided with full training on how you can list properties without joining the Realtor® association.
When will I get paid?
Once you have an executed contract, you will send us all the closing information. We will request a direct disbursement of your commission at closing by the closing agent (authorized by FREC final order DS-98-02) so you will be paid directly at closing. However, you will need to ensure that your file is complete and sent to us ASAP so we can ensure a timely review and authorization from the closing agent.
Where do I deposit escrow money?
We voluntarily have chosen not to have an escrow account so you are welcome to choose the title company or the attorney of your choice. We recommend reaching out and making arrangements with these professionals to deposit funds directly on their trust or escrow accounts.
How can I get my business cards?
Upon signing up, you will be given access to business cards file. Simply take this file, or send this file, to any print shop and make arrangements for your stock and quantity. Alternatively, we provide a discount code to VistaPrint.com where you can get your printed cards and sent by mail after simply uploading the provided file to their site.
Do you provide leads?
We do not directly send you real estate agent leads, however, in your provided online back office you will find tools and strategies on how to find customers. We give you a free website optimized for lead generation and provide training on how to effectively market your business.
Can I still receive a commission when I am a party of the transaction?
Yes, you are entitled to recieve your commission split, even if the deal is your own. Remember, per the law, you have to disclose in writing that your are licensed.
How do we exchange files and important documents related to transactions?
Our custom built back office allows you to keep all your real estate files accessible in a way that is compliant with Florida law. These files are accessible to you 24/7 and allow us to securely review them within the terms of compliance.
Is office space provided?
At this time, office space is not provided by Oakstrand Realty. During our years in being in this business, we have found that we more often than not end up using third party facilities like a coffee shop to meet with clients and this helps us keep our fees as low as possible so we can work to put more money in your pocket, not take it away.
Am I entitled to the commission on my own home purchase?
Yes! You will get the commission even if you are the buyer and the agent. We can request in the disbursement authorization letter that you receive your commission at closing or request that your commission simply be applied at closing.
Are you just holding license brokerage or can I actually work?
You can absolutely work! As a "Licensed Real Estate Sales Associate", you are free to produce and earn the commission. We provide support, training, and backing so you are empowered to sell like any other licensed professional. Our model allows you to work whenever and how often you want without any pressure. Our mission is to allow you to produce if you can, whenever you can while saving you thousands of dollars in fees.
Can I do referrals?
Yes ! Feel free to work with a Florida licensed brokerage or agent of your choice. You can find all the necessary forms and details in your provided online back office after you join.
Can I use my own forms or FAR Forms?
We utilize our own approach and methods which we provide training for in your online back office. Our methods allow you to conduct successful transactions while significantly reducing your liability. In certain special circumstances FAR/BAR forms may be permitted but please contact us for more information.
Are you a non-competing brokerage with protected listings?
Yes, we have a protected listings policy so you keep your clients and your listings, even if you are no longer active with us.
What about SUPRA E-key?
SUPRA is a service reserved to Realtors® and thus you will not have access to since we are not members of this association. However, you can be provided access through Bluetooth® iBox (iBox BT or iBox BT LE) as the listing agent can grant you access as a non-member through this service using their smartphone or tablet. We provide training materials in your online back office after joining.
Do you provide training?
Yes, we have extensive training which makes us the best real estate agency to work for. You can access our training materials instantly after joining in your online back office. Our training spans what should new real estate agents do up to training for even the most senior real estate sales agent. We have worked to put together valuable information, tools, and audio trainings to ensure there is an answer to all your questions that come up as a working agent.
What can I expect in terms of training?
We do not provide one on one training or group seminars at this time. Instead we provide training documents and audio prepared by your broker that include all the information you need so that you can digest the information on your own time and pace. To give an example, some training topics include how does a new real estate agent get started, how to excel after becoming a part time real estate agent, or best way to generate real estate leads. Also, after joining, you will be given the broker's contact information, so you can reach out with any questions.
Do I have to work or attend meetings?
Our goal is to help you "produce" and earn the commission but you have no obligation to do so, the choice is yours. As you have an active license you can also choose to refer clients to another licensed agent and still earn part of the commission. We provide a commission agreement form in your online back office.
Are there any other hidden fees?
No there are no hidden fees.
Are there minimum sales volumes?
No, we do not require minimum transactions in order to be an active agent with us.
What if I need help?
After joining, you will receive your broker's contact information. We can also direct you to our network of providers that can help you with your transactions. We are constantly expanding our network of trusted professionals such as attorneys, title companies, and home inspectors in Florida that you can choose to pursue business relationships with.
